Q. Who is behind SG Residential?

A. SG Residential is founded by James Ng, who grew up in Singapore and has a passion in real estate and residential properties. He has been researching and analysing real estate transactions, the cycles and the ever changing governing polices (cooling measures) over the past decade.

A.  Over the years we have come to realise that serving as property agents is not just about helping people to find a suitable house, but to help foster love, peace and joy

Q. What will you share to anyone who is new to SG Residential?

A. It is always about PEOPLE. It is NOT about MONEY. We always hold on to this belief: Start Right, Stay Right and Finish Strong. It’s that simple.

Q. What is the cost to engage SG Residential to purchase a property?

A. Your time and commitment to finding your next property. For new launches and resale private properties the services is complimentary. However, we do charge a nominal fee of 1% (of the transacted price) plus GST for services rendered for HDB purchases.

Q. What will be the cost to engage SG Residential to sell/market a property?

A. Zero cost to begin. If we do not sell your property you do not have to pay us.

A minimum 2% (of the transacted price) plus GST will be charge should the property be sold. All the costs will be made transparent from the very beginning and you will not have to worry about additional cost. There are no hidden figures when you engage us to advertise for you.

Q. Will there be additional charges for Home Makeovers?

A. Yes there will be additional charges, however no payment is needed prior to the sale of your property. All costs will be made transparent from the very beginning.

Q. What is the minimum age requirement to own a property?

A. For private properties, the minimum is 21 years of age. For HDB flats, the minimum is 35 years of age if you are planning to buy as a single. During our first meet up we will provide a detail update to ensure your eligibility.

Q. What will we be expecting during our first meet up?

A. Listening is the key to understanding your needs. We pay attention to your preferences and requirements. After which we will provide a comprehensive financial planning so you may better picture your property journey with us.

Q. As first time property owners, what are things we need to know before we start?

A. The need to articulate to us on what is important to you in your ideal home and what are the no-nos. Be upfront during the start of the search.


Q. If I own a HDB flat, am I eligible to buy a private property?

A. After meeting the Minimum Occupation Period (MOP) for your HDB flat, you will be eligible to purchase a private property. You may or may not need to pay Additional Buyers’ Stamp Duty (ABSD). Get in touch with us to find out more.

Q. If I own a private property together with my spouse, do I need to pay Additional Buyers’ Stamp Duty (ABSD) when I purchase another private property?

A. Yes, you will need to pay ABSD. However, we are able to assist you with our Asset Progression Programs so you may save on the ABSD. Get in touch with us to find out more.

Q. What mode of payment(s) are accepted by SG Residential?

A. Please make payment either:

  1. By crossed cheque to , "PROPNEX REALTY PTE LTD" and state the transaction number on the back of your cheque and mail to our office premises at 480 Lorong 6 Toa Payoh, #10-01 HDB Hub East Wing, Singapore 310480.

  2. By cash payment only at our office premises:
